Altadore One

This Post Modern single family infill home has truly been designed to fit the particular lot in an established community minutes away from the City of Calgary core. Beautiful and fully matured 50 year old trees define the front of the lot which was a large contributor in determining room locations and how the home would be positioned on the lot. At 2500 sq.ft. this 23'-0" wide design really hits home maximizing every square foot made available on the lot.

As you enter the welcoming Foyer, the Dining Room is located ahead of a gorgeous galley Kitchen opposite an open stairwell. Continue through the Kitchen and beyond a massive Great Room with a cozy gas fireplace; oversized glass sliding doors lead you down a few steps to an at grade custom patio for an outdoor BBQ and entertaining. The Mud Room, located at the rear of the home, is filled with built-in lockers and cabinetry that have been designed to account for all of the Mud Room needs.

Upstairs vaulted ceilings and skylights allow for as much natural lights as possible above the stairwell. The back of the house includes two extensive bedrooms for the kids, a common Bath with a double vanity and a functional Laundry Room. The Master Bedroom is located at the front of the house, capitalizing on the view of the trees along the front of the property, vaulted ceilings and rake windows again maximize the amount of natural light available. The vault continues over the tranquil Ensuite which features taller windows and a skylight above a relaxing free standing tub, custom tile shower and a make-up desk is built into a sizeable double vanity. Site finished closet shelving are included in the Walk In Closet.

Head down to the bright and wide open basement, you immediately land in the generously sized Media and Recreation Room with a separate Homework or Tech Area and Walk Up Wet Bar adjacent to the space. The Guest Bedroom, with a Walk In Closet, is at the rear of the home and has been situated to provide as much privacy as needed for Guests.

Just off a rear Lane, covered parking is made available in a usable detached Garage.

Altadore Two

Clean lines, strong brick features and Prairie inspired stylings compliment this 26'-0" wide, 2810 sq.ft. single family infill home. Located in a mature community just South West of the downtown core in the City of Calgary, luxury is defined by the design and custom furnishings found throughout this home.

Once you are greeted in the Foyer, travel by a private Home Office finished to impress most any client. Continue past the Powder Room and the open concept floor plan leaves you with a question of, "what to look at first?" The gorgeous Kitchen has spared no expense and includes a Walk In Pantry for small appliance storage, spices and any and all pantry goods. Lengthened buffet style cabinetry seamlessly blends the Kitchen with a massive Dining Room; designed to sit eight casually every day. Just beyond the Dining Room, the Great Room has the ability to entertain a large gathering or simply relax and cozy up next to the fireplace with a good book. Large glass sliding doors to the Deck allow for as much natural light as possible into the entire space. The stairwell has also been consciously thought out and remains as open an unobtrusive as possible. Being that the Mud Room, located off the rear, will be the ever day entry; it was important to satisfy all the needs of a busy family. Site finished lockers and cabinetry have also been incorporated into the design.

Up to the Master Bedroom and tray ceilings add additional volume to the room. Large enough for a separate seating area, you also have the option to enjoy your morning coffee outside on a raised Balcony. The Ensuite needs no explanation as again, no expense was spared. His and her vanities are separated by a spa inspired free standing tub. A custom curbless tile shower sits next to his vanity appropriately. Built-in Walk In Closet cabinetry is also featured and maximizes every square inch of available floor space for both him and her. The functional Laundry Room has duel entries with one off the Master Bedroom and the other at the common hallway. Two well sized bedrooms are at the rear of the home and a feature a simple yet elegant Bath.

The home has also been designed such that we were able to capture as much natural light as possible in the Basement. A wide open Media and Recreation Room has the flexibility for almost any need and is complimented by a Walk Up Wet Bar and Wine Room. A generously sized basement Bedroom for Guests is also included with yet another simple and elegant Bath.

With a Lane at the back of the property, year round parking is available in an oversized Double Garage.



Altadore Three

Altadore Three

At 2300 sq.ft. and 22'-0" wide, this home is the smaller more refined version of Altadore One. With a newly designed Prairie style exterior elevation, the floor plan remained almost entire the same. Located in the beautiful established community of Altadore in the City of Calgary; the home has been revised accordingly to suit the property. As a result of the natural contours of the land, a new basement layout was given to this home which would be the one significant change from the previous layout.

The goal of this project was to re-create a similar plan as Altadore One, capitalizing on all of the strengths found throughout the home yet refining the design slightly. The intent was to accommodate a potential home owner that loves the matured community feel, yet requires less financial obligation in their housing needs. I believe the goal was achieved as indicated in the photos included in the Portfolio.

Bearspaw One

"Don't laugh...but here is our sketch...and what do you know about West Coast Modern?"  An opening statement at the first discovery meeting I had with the homeowners of this impressive 2945 sq.ft. West Coast Modern home.  After a few chuckles and some customer education; it turned out that the original sketch presented was close to what the final plan would actually become to be. 

An oversized stair is the focal point as soon as you enter the home.  Just off the stair is open Dining Room which looks onto the massive Kitchen designed to invite as much sunshine as possible in a space that usually is limited in natural light.  A huge Great Room includes a single vault ceiling and a wood burning fireplace with a modern touch.  Leading them to a Triple Car Garage and a contained Workshop, is a large Mud Room with functional site finsihed lockers and a Walk In Closet for all the families storage needs.

The modern theme continues to the Upper Floor with a convienant Play Room looking down on the Great Room, a couple of Bedrooms each with their own Walk In Closet, a Bath for the kids and a spacious Laundry Room designed to house a custom drying rack.  The vaulted Master Bedroom again with large windows, Ensuite and Walk In Closet (which is a room onto itself) is not to be discounted.  However, the private spa-like Retreat just for her makes this home unique and one of a kind.

These homeowners were really a pleasure and joy to work with.  Although they had most of the design in mind before they got to me; they were always open for new ideas, concepts and considerations which I believe helped make their dream home as beautiful as it is.



Cara Ranch One

Location : Cara Ranch (Harmony Ridge), Alberta

Cara Ranch One

When I was introduced to the homeowners of this 3100 sq.ft. two storey Craftsman home with a walkout foundation and oversized Triple Car Garage; they had already spent a significant amount of time working with another designer.  After going round and round with one surprise and disappointment after another, they eventually made the tough decision to walk away and have another designer, which eventually became Santha Design, to review the drawings that have been done and recap their original vision for their dream home.  At the end of the day, we were able to keep most of the room locations as per the original design but tweak key areas of the home to ultimately satisfy the homeowner's needs.  We were even able to contribute some new concepts and fresh ideas that further helped the homeowners achieve their goal.

An open concept Kitchen, Dining Room and Great Room span across the entire back of the house.  A large Office / Den is located just off the front hall that includes a bright and air filled stairwell and access to the Foyer, Powder Room and Mud Room.  Through the Mud Room, you can reach the Kitchen via a Butler's Pantry.  The Upper Floor includes a Bonus Room with a vaulted ceiling, a Bath and bedrooms for all three children.  Each of the kid's rooms includes a site finished homework station and custom closets.  Through a spacious Master Bedroom you will find an Ensuite with his and her vanities separated by a relaxing soaker tub across from a spa-like tile shower.  The Walk In Closet includes site finished shelving and allows for a separate access to a functional Laundry Room designed with maximum efficiency in mind for everyday laundry needs.



Country Meadows One

Location : Springbank, Alberta

Country Meadows One

This beautiful two storey custom Prairie home can be found in a quiet community located in Springbank, Alberta.  The homeowners were looking for a one of a kind home that was flexible enough to suit their incredibly hectic lifestyle and raise a growing family.  At just over 3500 sq.ft. and a built-in Sport Court at the rear; this multi-generational design had to include enough space for three busy children, be spatially responsible for sound throughout and provide the level of luxury typically demanded by this type of property.

The Main Floor consists of a large Foyer that opens up to the formal Living Area and Dining Room and provides a semi-private access point to the Guest Bedroom (with its own Ensuite and WIC).  Pass the open and bright stairwell and you will find yourself in a spacious Great Room with a grande focal point fireplace centered in the room itself.  Just beyond the fireplace; a Play Room for the kids with the potential to convert it to a Sun Room later on in life.  Opposite side of the Great Room leads you to the Morning Room / Nook area which flows seamlessly into the Kitchen - all with an abundance of natural light from the rear windows and double French doors leading to the Deck.  And yes, you read correctly; being an ER doctor with an ever changing schedule, the homeowner wanted his own space to be able to come home in the early hours of the morning and "burn off some steam" by playing basketball in his private Sport Court. 

Upstairs we have maximized the mountain view by locating the Master Bedroom and Ensuite off the rear.  A Bonus Room / Den flanks the stairwell and a hallway leads to a bedroom individualized for each kid; all bedrooms with their own Walk In Closets and one with a Bath all to to itself.



Deer Creek One

Location : Deer Creek Estates, Alberta

Deer Creek One

When these homeowners first approached Santha Design, they expressed to me that they have already done their fair share of research regarding what they wanted in their dream home.   Flipping through countless design books, ear marking pages in magazines, walking the never ending Showhome parades and gathering information all of what they liked, had to have or even absolutely didn't want; just to name a few.  They further explained that they needed the right designer to organize all their thoughts and start putting their vision on paper.  Excited to be a part of their dream home, I was able to help guide them through all of their ideas and even recommend options they may not have considered.  Ultimately, the house landed at just over 3000 sq.ft. plus a fully developed Basement for their family to grow into.

A dropped Grande Foyer welcomes all guests which steps up into an open Vestibule alongside an oversized stairway leading to the Upper Floor.  The massive Kitchen is located in the heart of the home and is designed to inhabit everyday meals at the large island with a Dining Room located just off the side for suppers and entertaining.  A spacious Pantry, large functional Mud Room and a flexible space to be used as an Office or Den makes up the remainder of the Main Floor.

Upstairs includes a couple of kids bedrooms each with their own Walk In Closets, a large bath for both and even larger Laundry Room.  Just off the stairs; a relaxing Bonus Room for him.  For her, the Master Bedroom and luxurious Ensuite have been designed to incorporate any feature one would find in a relaxing spa allowing her to get away and recharge.  The oversized Master Bedroom Walk In Closet with custom shelving also allows for a direct access to the Laundry Room.  In the Basement; a Wine Room enclosed in glass is on display and is located just off the everyday Family Room and Games Area (where else would you put a Golden Tee machine) with a walk-up Wet Bar.  One more Guest Bedroom and Bath along with an Exercise Room rounds out the Basement Development. 



Drake Landing One

Location : Drake Landing - Okotoks, Alberta

Architectural Style : Craftsman

Developed Main & Upper Floor Area : 1797 sq.ft.

House Size : Two Storey with Rear Lane

Drake Landing One

Falling just under 1800 sq.ft., here is a two storey design with a detached Garage located off a rear accessed lane. 

The Main Floor of this design includes a large Flex Room / Home Office at the front of the plan, followed by the Kitchen and Dining Room then onto the Great Room with a grand fireplace as the focal point.  Being that the Rear Entry / Mud Room is the primary everyday entry for this design, close attention was made to this area.  The homeowner wanted a large Mud Room with a built-in storage bench, Walk In Closet and the Half Bath all to be well thought out and designed. 

The Upper Floor didn't disappoint and includes two separate bedrooms with a large Bath and a Laundry Room with its own sink.  The spacious Master Bedroom leads to a luxurious Ensuite with his and her vanities seperated by a large soaker tub opposite the shower.  The Walk In Closet is also accessed via the Ensuite. 



Drake Landing Two

Location : Drake Landing - Okotoks, Alberta

Architectural Style : Tudor

Developed Main & Upper Floor Area : 1645 sq.ft.

Drake Landing Two

Efficiency and maximized use of space were the two key principles in this design.

A private Office / Den is located just off a welcoming Foyer of this 22'-0" wide, 1645 sq.ft. Tudor style two storey home.   The large Kitchen, Dining Room and Great Room are all stacked together from front to back and make up one large open space.  To help provide room dimension without adding interior walls, the ceiling has been dropped over the Kitchen with an end result that creates the illusion of taller ceilings throughout the Main Floor.  A Mud Room with its own Walk In Closet and a site finished bench allows access to the rear Deck.  as well the Power Room is tucked away from the main living space for privacy to the user.

Upstairs includes two separate bedrooms, a bath and a Laundry Room.  A generously sized Master Bedroom located at the front of the home provides a quite get away and leads to an open Ensuite with a double vanity, large shower and an efficiently organized Walk In Closet.

With the reduced square footage, opportunity presented itself in the budget to upgrade finishes and materials throughout the home.  Which in combination with an efficient design helped make this truly a beautiful custom home both inside and out.

At 38'-0" wide, this two storey Craftsman home with a side drive Triple Car Garage really turned heads which resulted in multiple builds based off of this design for the builder.  A welcoming Foyer leads you past an open stairwell found in the center of the home.  Across from the stair is a flexible space that could be used as an Office / Den or even a Music Room.  Continuing on, the Kitchen is set to impress with a massive island that can be used for either a large gathering or just the everyday meals.  Alongside the Kitchen is the open two storey Great Room with a two way stone fireplace shared with the Office / Den, climbing all the way up to the Upper Floor.  At the back of the house is the Dining Room that incorporates a raised ceiling with a beautiful dropped bulkhead detail and taller windows to maximize the natural light into the space.  Walk back thru the Kitchen and past a Walk-Thru Pantry and you find yourself in a spacious Mud Room with custom site finished lockers and storage.

At the top of the stairs you will find a cozy Bonus Room / Loft that looks onto the Great Room below and includes a fireplace of its own.  Double French doors invite you into the Master Bedroom located at the rear of the home, which then takes you into a luxurious Ensuite and Walk In Closet, all with custom furnishings and a separate access to the Upper Floor Laundry Room.  Sprawling out over the Triple Car Garage is an oversized Bathroom and a couple of Bedrooms for the kids, each with their own Walk In Closets.  Read a book or take some quite reflection on a site finished bench in an inviting alcove with a vaulted ceiling just off of the hallway to the kids bedrooms.

This design was a collaborative effort which included input from many parties involved beyond just myself and the builder who wanted to showcase their abilities.  Based on the amount of custom sales the builder had based off of this design, I'd say the outcome was a true success.

Panorama Two

Family and entertaining were the two key design principles for this 2394 sq.ft. storey and a half Arts & Crafts design with a walkout basement.  The homeowners are empty-nesters who have a large extended family that they like to keep close through entertaining.

The Main Floor includes a luxurious Kitchen that opens into a modest Eating Nook and spacious Great Room with a curved wall of glass looking onto a beautiful green space.  A two-way see-thru gas fireplace ties the Great Room together with a massive formal Dining Room fit to serve up to 16 people at any one time. 

Although family is number one, the Upper Floor is only for the homeowners and includes a quite Master Bedroom with its own personal Sitting Area that leads to a private upper deck.  Again, luxury is at its highest with a tiered tub and tiled shower overlooking a large wrapping vanity and make-up desk.  Also included is a full width deck off of the Main Floor intended to take full advantage of the view at the rear of the home and continue the party outdoors. 

Although the design became somewhat complex, this project was a true joy to be apart of.

From the modern style exterior to the contemporary details found throughout the interior; this 2850 sq.ft. two storey home was just the right fit for the homeowner. 

A dropped Foyer with tall ceilings welcomes all guests into the home.  Pass a flexible space that can be used for either homework at night or an Office / Den by day and you will find a luxurious Kitchen with an oversized island.  Looking across the rear of the home is the Dining Room / Nook and the generous sized two storey Great Room with massive windows to the rear yard and greenspace.  The stair is located so that everyone can take advantage of the view across the back beyond the Great Room.

When you reach the top of the stairs, there is a small viewing area looking out to the rear and double doors which access the Master Bedroom.  The vaulted ceiling in the Master Bedroom gives the homeowner a sense of grandness all the while maintaining a sense of calm.  Pass thru the Ensuite, his and her vanities separated by a large relaxing tub across from a beautiful custom tile shower and make-up desk, the Walk In Closet is a small room to itself.  A Laundry Room, Bath and two separate Bedrooms make up the remainder of the Upper Floor.  Down three steps and not to be forgotten, is a large Bonus Room above the Garage with tall ceilings and oversized windows to capture as much natural light as possible.

At 22'-0" wide this Arts & Crafts style home became everything and more that the home owner asked for.

To maximize square footage a large open Foyer doubles as the entry from the Garage.  Pass by a private hallway to the Powder Room and the Kitchen will have you forgetting that the house is less than 2000 sq.ft.  Across the back of the house is the Great Room and Dining Room with double French doors inviting the homeowner to an outdoor space, a full width Deck.

Upstairs has all the amenities you would require...massive Bonus Room which includes a site finished homework desk, Laundry Room, two kids bedrooms (one with a Walk In Closet) and a spacious Bathroom.  A cozy Master Bedroom includes access to the spa inspired Ensuite with a large vanity / make-up desk combination beside an oversized soaker tub and a seamless custom tile shower and tub deck.  The Walk In Closet is also large enough for all her needs...and a little of his.

Lastly, considering the families future needs; the Basement has been finished to eventually become a mother-in-law suite with its own access to the exterior if needed.  Nothing has been left out of the developed basement which includes a good size bedroom and Walk In Closet, an efficient Bath and laundry facilities tucked away in a closet below the stair.  Opposite the Family Room with a gas fireplace is a large Wet Bar with a raised counter for bar stool seating and a Games Room; all of which could be easily used as a small Kitchenette, Dining space and everyday Living Room when Grandma comes to stay for long visits.



Skyview One

Location : Regina Area, Saskatchewan

Skyview One

At a sprawling 4000 plus sq.ft., this two storey design is intended to impress. 

Setting the tone is the grand two storey open Foyer includeing a wrapping open riser curved staircase up to a Loft and formal Library looking down onto the front entry.  From the Foyer is the Dining Area, Kitchen and dropped Great Room.  The homeowners both work from the house, therefore a huge Den / Office located on the Main Floor was a must for him.

Her Studio (which includes its own private entry with a spiral staircase of its own) is located above the Garage.  Luxury is second to none throughout the home and includes a two way fireplace in the Master Bedroom / Ensuite and a separate dressing and wardrobe space just off the Master Bedroom.  The kids were not forgotten either with their own Ensuite / Bath seperating each bedroom.

Tie in a massive Mud Room off of the Garage, spacious upper floor Laundry and a Covered Rear Deck with its own exterior fireplace and I believe the intent to impress is accomplished.  This was a great project to have designed and worked on.

Here is a bungalow design created for a homeowner that discovered a floor plan they loved while vacationing in the U.S.  Coupled with some personal modifications and a much improved exterior elevation; at 1927 sq.ft. this design has the spacial separation the homeowner was looking for.

By locating the Kitchen, Dining and Great Room in the heart of the home; the Master Bedroom, Ensuite & Walk In Closet are on the one half of the house while the two secondary bedrooms and private bath are on the opposite side.  Include the dropped and coffered ceiling details added throughout the home, a covered rear deck and a grand focal point fireplace; this design turned out beautiful.



Skyview Three

Skyview Three

Here is a storey and a half bachelor pad design that came in at 1802 sq.ft.  The main floor includes a dropped Foyer and large Mud Room / Laundry off of the Garage.  A quick staircase up from the Foyer to the Main Floor and you will find yourself in a space that includes a vaulted ceiling from front to back.  Walk past a spacious Great Room to the Dining Room and Kitchen, both located at the rear of the home.  Guests have their own bedroom and bath located on the Main Floor.

Follow up another quick flight of stairs and pass through a Loft that looks down onto the Foyer; you will land in the Master Bedroom located over the Garage.  With coffered ceilings opening up the space even more, a Vestibule just off the Master Bedroom will guide you to the Ensuite, Walk In Closet and private Covered Deck.



Skyview Four

This true Craftsman style bungalow with an oversized Triple Car Garage really hit "home" with the owners.

The dropped Foyer includes a built-in bench and mirror above and allows for tall ceilings as everyone enters the home. A couple of steps up from the Foyer will take you past the access to a private Guest Bedroom or an Office / Den with a full Bath and into an open concept Kitchen, Dining Room and Great Room.  The Kitchen includes a massive island and cabinets that wrap around into the Dining Room creating a natural buffet serving area.  The Great Room includes a modern style two way gas fireplace that is shared with the Master Bedroom.  Located at the rear of the home, a set of double French doors leading to a Three Season Deck has been incorporated into a generous sized Master Bedroom.  The Ensuite includes His and Her vanities across from a seamless spa-like, floor to ceiling tile tub deck and custom shower.  Sneak through the Laundry Room and you will find a cozy Sewing Room with site-finished sewing desk and shelving.

Being a bungalow, the Basement Development was included with the initial build.  Wanting the flexibility to accommodate lengthy family visits, a couple of Bedrooms, each with Walk In Closets, are located in close proximity to the shared Bath.  A Play Room for the kids is just off a large Family Area with a gas fireplace for those warm cozy holiday gatherings.  Not to be forgotten is a beautiful massive Wet Bar and Wine Room all finished to be consistent with the Kitchen design above.

Stone Pointe Estates One

Where to start on this 2677 sq.ft. Ranch style, walkout bungalow with a developed Bonus Room over the Four Car Garage?

A combination of tall and vaulted ceilings make up the majority of the Main Floor with a two storey Grand Foyer and open stairwell being the immediate focal point as you enter the home.  A large Kitchen with a Walk-Thru Pantry leading to a gracious Mud Room, looks onto the Dining Room at the rear of the home as well as the Great Room with a beautiful fireplace stretching up to the peak of the vault and acting as a focal point onto itself.  Clean line windows and French doors are used at every possible location to maximize as much natural light as possible.  However, being Saskatchewan, a large Covered Deck was incorporated above the rear Deck to deflect some of the hot summer sun from the Great Room.  A small hallway off of the Foyer will lead you to a couple of bedrooms for the kids, each with a site finished window bench, and are separated by a spacious Bath to share.  The Laundry Room is easily accessible for everyday needs and a small Vestibule not only welcomes the homeowners into the Master Bedroom after a long busy day, but provides a sense of privacy from the kid's bedroom as well.

Double French doors off the Master Bedroom lead you back out to the rear Deck and a freestanding tub will set the relaxing tone in the Ensuite.  Across from the tub is an oversized floor to ceiling custom tile shower with a functional double vanity included in the mix.  The Master Bedroom Walk In Closet is a small room onto itself, all complete with custom site finished shelving units.  A unique feature to this home is the configuration of the stairwell to provide access to a long Gallery finished Hallway that leads to a private Bonus Room and Bath above the Garage. 

Although the Basement Development hasn't been scheduled to be included in the initial build; the design has already been considered and will include a Home Office, massive Recreation Room, a couple of spare Bedrooms with the potential for one to be converted into an Exercise Room, a simple Bath and a Wet Bar and Wine Room fit for any entertaining the homeowners might want to do. 

Not to be forgotten is the detached Workshop located behind the home with large vaulted ceilings, a Loft space for office needs and a small Half Bath...all complete with an exterior treatment and interior finish to match the main house.  Although this project presented some unique challenges it really became a labour of love.  I'm anxious to make the trip back home and get a tour of the finished product.

Watermark One

Located in the prestigious Watermark in Bearspaw, here is a beautiful 3046 sq.ft. design.

Off of a massive Kitchen located in the heart of the design, a huge Dining Area at the rear of the home is perfect for entertaining.  The Great Room pours into the Dining / Kitchen area and is accented with a beautiful open staircase that leads you to the Upper Floor.  At the top of the stairs is an open Bonus Room with more than enough windows to maximize the mountain view.  The grand Master Bedroom includes a spacious Ensuite with a large tub and tiled shower, his and her vanities each with individual Walk In Closets.  The Upper Floor Laundry has two points of entry for easy access from his Master Bedroom Walk In Closet.  Privacy is achieved between the sleeping spaces by locating the two secondary bedroom over the Garage, each with their own Walk In Closets and one large Bath.

This project was a pleasure to be a part of as the builder and homeowner knew what they were looking for right from the start but were also open to new innovative ideas. 



Watermark Two

Watermark Two

At just over 3300 sq.ft., this English Manor style home is the larger cousin of Watermark One.  With a similar plan and layout as Watermark One, the builder was presented with an opportunity to grow the design slightly and accommodate a new customer's needs.  With the square footage added at both the front to back and side to side widths; the plan along with the added square footage left nothing to reconsider.

The double island Kitchen configuration is truly the signature of this design along with added square footage in all areas of the house most noticeably in the Mud Room, Walk-Thru Pantry, reconfigured Powder Room and wider Hallway that now houses a beautiful custom site-finished detail.  The Upper Floor room locations remained the same as Watermark One, however all areas of the home grew accordingly with a slight tweak in the Ensuite design, allowing the now larger Laundry Room to be accessed from Her Walk In Closet as opposed to His.

Again, the builder hit success with this revised design.  Although there was little design work needed on this project (beyond the exterior façade) it was still a pleasure to know that a Santha Design home design previously constructed, had been seen by another potential homeowner and was met with admiration as well as the means to make it unique and one of a kind to them.

In this 2750 sq.ft. Craftsman two storey design; the builder allowed Santha Design to take the opportunity get creative with the exterior elevations as well as improve on an existing floor plan all the while simplifying the design and maximizing some efficiencies. Accepting the challenge, we believe that this design came out beautifully.

A welcoming Foyer also provides access to an Office or Den at the front of the home. Travel past the open stairwell and we are the definition of "Open Concept". The Great Room blends seamlessly into the Dining Room which carries through to the Kitchen. Behind the Kitchen is a large Walk-Thru Pantry with appliance storage and a functional Mud Room including a Walk In Closet.

At the top of the stairs is a relaxing Bonus Room with raised tray ceilings and a hallway that leads to two comfortable Bedrooms each with a Walk In Closet. A simple Bath is located just across the hall from the two bedrooms for privacy. Off the hallway alongside the Bath is a very functional Laundry Room. The Master Bedroom, located to the left of the stairs also incorporates a raised tray ceiling for added ceiling height. The spa inspired Ensuite includes a huge double vanity, freestanding tub and oversized custom "curbless" tile shower. Pass thru the Ensuite to the Master Bedroom Walk In Closet which is a small room on to itself.

The final goal was achieved by adding "wow" factor throughout the home all the while capitalizing on efficient design principals. Although this home was not designed for any one person specific, the overall design exudes character and will surely be an attractive option for potential home oweners to make this house a home.

At just under 3600 sq.ft., this Craftsman inspired family home has been designed for a very busy family of five.

The Grande Foyer is located in the heart of the home and you are immediately greeted with an impressive two story open to above curved staircase. Directly off the Foyer is access to a formal Dining Room for entertaining, a spacious Tech Room for homework and a small hall that leads to the Powder Room and primary Mud Room. Travel past the eye catching staircase and you will land in the open concept Great Room, Kitchen and Morning Room for the everyday meals. Thru the Kitchen and mom has direct access to the Butler's Pantry in the Dining Room and her own secret Mud Room so she can escape the busyness to organize meal preparation and sport schedules for their three busy children.

Travel to the Upper Floor and at the top of the staircase you will find an open hallway looking down onto the Grande Foyer. Left will take you to the relaxing Master Bedroom with raised tray ceiling details and the spa inspired Ensuite. A comfortable Walk In Closet can be found just off the Ensuite. Head right at the stair leads to three oversized kids bedrooms each with their own Bath and Walk In Closet. The Upper Floor Laundry is located off the upper Hallway which also carries you to a comfortable Bonus Room; again with raised tray ceiling details.

Not to be without; the basement includes a large Family Room with a cozy gas fireplace, beautiful Walk Up Bar, large Games Area, Guest Bedroom for Grandma and Grandpa and an Exercise Room / Home Gym.

Custom furnishings, wainscoting and site finished built-ins throughout the home really play an important role in making this large house feel like a welcoming and comfortable family home...not only for the family to live and enjoy; but for guests who simply pop in for a quick cup of coffee.

Sweeping roof lines, elliptical and oval windows and a strong colour palette compliment this French Country home.

3680 sq. ft. of finished floor above grade is hidden behind a deceptively small Foyer. Step up into the main Corridor of the home and you will be greeted with an overabundance of size and scale. Although you will be presented with multiple vocal points to explore, it is hard to look beyond the massive two storey Great Room and complimenting fireplace. Directly adjacent to the Great Room is the stunning and functional Kitchen. With an island designed for gathering and entertaining; used cookware and dishes can be "left for later" in the casually closed off Butler's Pantry located just beyond the Kitchen which includes a large double vessel wash sink directly below a large window on looking a relaxing pond and waterfall. Just off the Kitchen is a bright Dining Room which will lead you to a BBQ Deck to the left and an Entertaining Deck to the right. You can sneak back thru the Kitchen past a Walk-Thru Pantry into the first of two Mud Rooms. An Office or Den just off the main Corridor caps off the Main Floor.

Upstairs the grandness of the two storey Great Room is still hard to escape. The Master Bedroom is located just to the left as you arrive at the top of the stairs. Travel through a custom finished Wardrobe and you will find yourself in simple and elegant Ensuite including a freestanding tub and a floor to ceiling tile shower. Over the double bay side drive Garage are two Bedrooms with Walk In Closets separated by a Bath with double sinks and an enclosed Water Closet. Cross over the Bridge on looking the Great Room and guests have their own private Bedroom, Bath and Walk In Closet alike.

Unique to this home is a laundry chute designed to gently carry soiled clothes down from the Upper Floor to an oversized Laundry Room in the developed Basement. Accompanying the Laundry is a Family Room and Games Area, an Exercise Room, a Theater and one more Bedroom for guests...again with their own Walk In Closet and Bath.

Accompanying this elegantly designed home and well situated windows are custom site finished details throughout; barrel vaults and dropped ceiling details really tie everything together bringing that French inspired exterior to the interior seamlessly.

A careful balance of traditional Prairie architectural details mixed with modern contemporary stylings really brings this 4000 sq.ft two storey home to life.

With more features and details than we can list, the primary focus of the design centered around the heart of the home; the Kitchen. Across the back of the home is a Formal Dining Room, a Morning Room for everyday meals and the Great Room. Access to the deck which includes a large covered portion and two gas fireplaces, is off two double sliding doors; one at the Morning Room and the other at the Great Room. The front portion of the home includes a welcoming Foyer adjacent to a bright and open Prayer Room, a Guest Suite with its own Bath, a Powder Room as well as an open Mud Room which doubles as a Laundry Room (this ultimately had to be located as close to the Kitchen as possible). A unique feature to this home is the Garage configuration; a side drive double Garage is situated in its natural location. However, we incorporated a Tandem Garage off the side allowing year round covered parking for up to four vehicles.

Upstairs we've achieved the desired goal and included an oversized Master Bedroom with a raised tray ceiling, huge Walk In Closet, relaxing Ensuite with a luxurious full tile custom shower. Not to be understated, two additional well sized bedrooms each include a Bath and Walk In Closets onto themselves, an efficient Office and a massive Bonus Room.

Being a multi-generational home, the basement has been finished with specific requirements needed for the younger family members...wide open Recreation Room and Wet Bar, enclosed Theater, bright Exercise Room or Gym and a second Master Bedroom with another large Walk In Closet and spa inspired Ensuite.

Throughout the home there are specifically located and sized art niches for collectibles. These customers were really a pleasure to work with.  Although the scrap book of ideas they had originally brought to the table was a little intimidating; once we combed through the "must haves" and then narrowed that down to "can't live withouts", the design started to take shape. Ultimately, the home turned out beautifully and would be more than happy to work with this client again in the future.

Craftsman Bungalow Design

This beautiful Craftsman bungalow design was intended to be a Lottery Home submission and the builder who sub-contracted Santha Design was looking for something to "wow" the lottery committee.

At just over 1900 sq.ft., this bungalow includes a welcoming Foyer with a raised barrel vault ceiling. Just off the Foyer is a huge Den / Home Office with a dropped ceiling detail you would find in any luxury home.  The functioning open Kitchen blends its space with the Dining Room and Great Room, both located at the rear of the home.  A spacious Covered Rear Deck shares a focal point two-way see-thru gas fireplace with the Great Room. A hallway off of the Mud Room / Laundry will lead you to two bedrooms, a bath and the Master Bedroom which is also located at the rear.  A freestanding tub and custom tile shower highlight an efficent Ensuite perfectly.  The raised coffered ceiling details and barrel vaults found throughout the home as well as the interior detailing all tie together the Craftsman theme from the exterior.
